Upon completing our first season with over 70 primitive campsites booked at our historical intersection on the Greenville Peace Treaty Line, Buckeye Trail, Ohio-Erie Canal Towpath Trail, Scenic Byway, Tuscarawas River Water Trail, and the Great American Rail-Trail, I've decided to solicit a financial partner to better protect a long term goal for the community!
The bottom line is that we're about $40k away from achieving the goal of establishing primitive campsite availability on the first private property coming into Tuscarawas County from Stark County. Ohio! We are now planning to secure the 1.98-acre property in full and either put it in trust for specific usage to promote economic development via history, travel, tourism, & trails, or establish a 501(c)(3) with a similar mission. Upon immediate acquisition of the deed to the land, we intend to file for a "conditional usage" change in our R-4 zoning status which will allow commercial signage and the ability to hire seasonal maintenance help. Of course, legal assistance and guidance is also being consulted to achieve our long-term strategic planning.
Forming a financial startup partnership will also allow us to expedite a needed easement re-negotiation toward a new Towpath Trail agreement with the Ohio-Erie Canalway Coalition which became necessary due to the COVID-19 quarantine and the EPA protected migratory path of the Indiana bat. This is one of the issues that helped cause the critical need for a financial partnership due to the alternative potentially taking another six months minimum to possibly another year. The conditional zoning application and OECC easement contract currently require multiple signatures and after the proposed deed transfer it'll be only one signature required.
I'm proposing that any potential financial startup partner be issued a promissory note to be repaid in full within 36 months and secured by an assignment of existing assets. Upon repayment, the financial startup partner shall be recognized as a contributing founder of the Peace Park primitive campsites.
Our first choice would be to establish a Peace Park Trust, however, in the event that we shall decide to incorporate and apply for 501 C3 status, the startup partner will be offered a position on any proposed board of directors.
